Mississauga bathroom renovation planning checklist.
A clear scope, the right approvals and practical preparation make it easier to move from inspiration to a workable bathroom renovation plan.
This checklist helps Mississauga homeowners separate three questions: what the City requires, what electrical work needs, and what a condo corporation may need to approve.

Which approvals could apply?
Start with your proposed work, not just the name of the renovation. Replacing finishes, changing a shower and moving a fixture can involve different requirements.
01 · CITY OF MISSISSAUGA
Building & plumbing
The City lists adding, removing or relocating plumbing fixtures, and installing, replacing or repairing plumbing drainage, among work requiring a building permit. It lists painting, cabinetry and fixture replacement in the same location among examples that do not require one.
Do not assume a tub-to-shower conversion is exempt simply because it stays in the same room. Describe the actual plumbing and construction changes to the City. Other requirements can still apply when a building permit is not needed.

02 · ELECTRICAL SAFETY AUTHORITY
Electrical work
ESA says almost all electrical work requires a notification. This is separate from a municipal building permit.
If you hire someone to carry out electrical work in Ontario, the work must be done by a Licensed Electrical Contractor. Confirm who will perform the work and file the notification, even when a general contractor coordinates the renovation.
Ask for the ESA Certificate of Acceptance when the electrical work has been reviewed and passed.
03 · YOUR CONDO CORPORATION
Building approval
Condo owners should review the declaration, by-laws and rules, then contact the board or property manager before booking work. The Condominium Authority of Ontario says owners generally need to request board approval.
Ask what drawings, contractor documents, insurance information, permitted work hours or inspections your building requires. Requirements differ between corporations; building approval does not replace other applicable approvals.

Show the room as it is
- Photos of the whole bathroom, shower or tub, vanity, floor and visible problem areas.
- Approximate room dimensions and a sketch showing doors, windows and fixtures.
- Details of leaks, soft flooring, recurring moisture or repairs you already know about.
- For a condo, the building’s renovation package and any approval instructions.
Explain what needs to change
- Separate must-haves from nice-to-haves: easier shower entry, storage, a larger vanity or keeping a tub.
- Say whether you want to keep the layout or explore moving fixtures.
- Bring a few reference photos and identify the feature you like in each one.
- Share your budget expectations, target timing and whether this is your only bathroom.

Before the start date
Confirm the details that affect your schedule.
- Selections: agree on fixtures, tile, vanity, glass and any special-order items, including who supplies each one.
- Access: discuss parking, deliveries, floor protection, debris removal and the route through your home. Condo owners should also confirm elevator and water-shutoff arrangements with management.
- Approvals: confirm applicable permits, electrical notification, building permissions and inspection coordination before scheduling affected work.
- Daily use: plan how your household will manage while the bathroom is unavailable.
- Unexpected conditions: agree on how concealed damage or scope changes will be documented, priced and approved before extra work proceeds.

Does a same-layout renovation always avoid permits?
No. Keeping fixtures in a similar position does not describe every part of the work. Drainage, structural or electrical changes may still need separate review. Use the City and ESA links above and confirm your specific scope before work begins.
Should I arrange condo approval before choosing a start date?
Contact your property manager early and obtain the building’s requirements before committing to a construction date. The approval process, permitted work hours and access rules can affect how the renovation is scheduled.
Can a finished project photo tell me what my renovation will cost?
